When one of our customers has a facility that’s reached the end of its life cycle or has secured an existing building for retrofitting, customers call on Benchmark to implement their Deconstruction / Repurposing process. This project approach can accommodate many facility types from volatile manufacturing plants to distribution centers. No matter the facility type, Benchmark’s process will ensure a safe, efficient, and economical means to the end or repurposing of your asset.

Project Execution Plan

Execution plan development is vital to the success of this project type. We will work with you to develop the following prior to commencement as required:

  • Client & Facility Specific EHS Plan
  • Site Logistics Plan
  • Live Occupancy / Operation Study
  • QA/QC Plan
  • Facility Shutdown Plan
  • Decontamination Plan

Deconstruction:

Decommission:
  • De-energize utilities (make safe)
  • Identify & Decontaminate Hazardous Systems/Areas
Document (compliance with all regulatory agencies):
  • Decontamination Compliance Records
  • Hazardous Waste Disposal Compliance Records
Deconstruct:
  • Asset recovery (equipment, tools, etc.)
  • Strategic Demolition

Reconstruction:

Recycle:
  • Tracking and reporting of recycled material
  • Collection, Sorting and transport
Repurpose:
  • Utilization/modification of existing systems/equipment to meet minimum or new building requirements
Reconstruct:
  • MEP/CSA construction solutions to achieve “future or immediate use” objectives and code compliance.

Project Close-Out:

  • Building department permit closure
  • Hazardous material closure permit completion with fire department
  • Client Close-out Package

This is a safe and efficient approach to this unique project type, and also provides clients with a reduction in total project costs. Cost reductions are achieved through recovery and resale of manufacturing assets, salvage / recycling of building materials, and strategic stacking of trades to reduce total man hours.
